The Conejo Valley, Simi Valley and Moorpark area real estate market continued to show signs of strong demand in September. Prices were up, inventory tightened, sellers received just over 100% of their asking price on average and homes spent less time on the market compared to September 2022.
“Strong demand has been the theme of our reports all year, and September was no different.,” said Tim McDougall, 2023 Board President for the Conejo Simi Moorpark Association of REALTORS® (CSMAR). “While real estate activity typically decreases as the holidays approach, demand has been remarkably persistent in our area. We expect the sellers’ market we’ve been experiencing to continue for the foreseeable future.”
Median sales prices increased 12.9% in September, from $850,000 to $960,000. The number of closed sales dropped 23.4%, from 299 to 229. The median number of days to contract decreased 22.2%, from 36 to 28. The average percent of list price received increased 1.1%, from 99.3% to 100.4%. The median price per square foot for homes sold in September increased 4.4%, from $482 to $503. The number of new listings decreased slightly by 1.5%, from 340 to 335. The active inventory of available homes decreased 31.4%, from 656 to 450. The months supply of inventory, which is an estimation of the time it would take to sell off the current level of inventory, decreased 10.4%, from 2.2 to 2. A months supply of inventory below five months is typically considered a seller’s market.
