The residential real estate market in the Conejo, Simi and Moorpark areas are still experiencing strong demand with tight inventory, similar to December.
Median sales prices saw a 22.4% increase from $776,000 to $950,000. The number of closed sales had a slight increase of 1.3% from 155 to 157. The median number of days to contract saw an even larger drop 27.5% from 40 days to 29 days. The average percent of list price received increased .7%, from 98.6% to 99.3%. The median price per square foot for homes sold in January increased 13%, from $461 to $521. The number of new listings surprisingly increased 9.1% from 263 to 287. The active inventory of available homes decreased 9.9%, from 435 to 394. The months supply of inventory, which is an estimation of the time it would take to sell off the current level of inventory, decreased 13.8%, from 2.9 months to 2.5 months. A months supply of inventory below five months is typically considered a seller’s market.
